How we work
- Building a home is one of the biggest household expenses we will ever make, therefore speaking with a financial specialist will give you an idea of what allowable budget you have for your dream home, and from there we can plan accordingly to suit your needs.
- If you already own land, we can work with you to check municipal zoning and advise you on the type of home that can be built on your existing land.
- You have the perfect home pictured in your mind, but don’t own any land yet? We are experts in land acquisition and development and have the knowledge to help you find the perfect piece of land to start your build!
- The design stage is where we introduce you to our architects and designers and work with you to help you design your new home from the floor layout you have visioned, size of home, colors, exterior siding material, finishing details, and all your innovative ideas!!
- Once complete, the plans are submitted to the local municipality for permit approvals and revisions, if needed. Once the plans are approved, we receive the development permit, which is when we can start breaking ground and are one step closer to your dream home completion!
- Excavation and preparation of the land is complete, surveyors have staked the home dimensions, and foundation footings/ walls have been built and poured.
- The framing phase of construction is when the “skeleton” of the home is erected such as walls, basement, roofing structure, door frames, windows, and exterior sheathing. This stage is also when the rough-ins are completed for all services.
- The term rough-in simply means the initial services that are installed behind the walls, such as plumbing pipes, electrical wires/boxes, air ducts, but no end piece has been installed, like a wall switch or covers.
- This is the part of construction where a majority of the work happens in the home. The most exciting and busiest phase! Interior and exterior work is being completed simultaneously from the installation of drywall and cabinets, to exterior siding and landscaping.
- The details, it’s all about the final touches! During this period all deficiencies are taken care of to ensure when the home is handed over to you it is in perfect condition. No area is left unnoticed, down to that little speck of dust in the corner of the cabinet.
- Once we have completed our deficiency checklist we are then happy to hand over the keys to you, the new homeowners of a premium quality home built by the team at Plus Living.
